When a roof needs replacing, not patching
Most people get in touch about a re-roof for one of four reasons. The roof keeps leaking. A storm has done more damage than a repair can fix. A survey has flagged the roof. Or the roof has simply reached the end of its life.
Patching a roof like that can buy time, but it won't last. When tiles are slipping across the whole roof, the underlay has perished or the battens have rotted, a re-roof is the honest answer.
If a repair will do the job, I'll tell you. You'll get a straight answer, and the reasons for it, before you spend anything.
What's included in a re-roof
Every roof is different, so your written quote lists exactly what's included. A full concrete tile re-roof usually covers:
- Scaffolding, where the job needs it
- Stripping the old tiles, battens and underlay, and taking the waste away
- Checking the roof timbers, and talking to you before anything extra is done
- New breathable membrane and new treated battens
- New concrete tiles, with ridge and hip tiles to match
- Flashings where the roof meets chimneys and walls
- A tidy site and a final sign-off with me
Fascias, soffits and guttering can be replaced at the same time if they need it. Ask when I visit.

How long a re-roof takes
It depends on the size and shape of the roof, how easy it is to reach and the weather. A simple roof is quicker than one with hips, valleys or a chimney to work around.
Your written quote comes with an agreed start date and an estimate of how long the job will take. If the weather holds things up, I'll tell you, along with when work will start again.

Re-roof questions
Do I need a full re-roof, or will a repair do?
Not always a full re-roof. If the problem is limited to one area and the rest of the roof is sound, a repair may be all you need. I'll look at the whole roof and tell you honestly which makes sense, and why.
Can you do a partial re-roof?
Yes. If one slope or section has failed and the rest is in good condition, re-roofing just that part can make sense. I'll tell you whether it's likely to last, or whether you'd be better doing the whole roof.
Can I stay at home while the roof is replaced?
Yes. A re-roof is done from the outside, so you can carry on living in the house. There will be noise and scaffolding while the work is under way, and I'll talk you through what to expect before it starts.
What happens if it rains during the job?
The roof is only stripped as far as can be made watertight again the same day, so your home isn't left open to the weather.
